1. Introduction

These Terms and Conditions govern the use of the website homelink-argentario.com and the holiday accommodation service offered by HomeLink Firenze S.R.L. through the "Tramonto dorato" apartment, located at Via della Madonnina 2, Montiano (GR), Tuscan Maremma, Italy.

2. Acceptance

Use of the site and/or booking requests implies full acceptance of these Terms and Conditions.

3. Services

The site provides:

• Presentation of the "Tramonto dorato" holiday apartment
• Photo gallery
• Location and nearby points of interest
• Contact form for enquiries or bookings
• Link to external booking system

Final booking is managed by an external platform. Specific booking conditions (rates, cancellation, deposit) are governed by that platform's terms.

4. Stay Rules

Guests must respect:

• Maximum 2 guests
• Check-in 3:00 PM–8:00 PM; check-out by 10:00 AM
• Self check-in via lockbox
• No smoking inside the apartment
• No pets unless authorised in writing
• Respect quiet hours (10:00 PM – 8:00 AM)

5. Applicable Law

These Terms are governed by Italian law. For any dispute, the Court of Grosseto shall have exclusive jurisdiction.
